A tenant must obtain written agreement or the lessor`s consent for the transfer or subletting of a tenancy agreement. But an owner must have good reasons to refuse an order or a bid. For example: a landlord may review a rental application and decide not to allow a sublease based on the potential tenant`s rental history, credit references and personal references. Disposal: A tenant entrusts to another person all the obligations and rights arising from a tenancy agreement. In the event of a transfer, the original tenant does not return to the rental unit and waives the right to occupy the rental unit for the remainder of the tenancy agreement. Under lease: A tenant, during the term of the tenancy agreement, gives all obligations and rights in another person`s tenancy agreement for a period of time. In a sublease, the original tenant intends to return to the rental unit before the lease expires. Subsidized housing: a rental unit in which the rent amount of the tenant is based on his income. Rental contract: a contract between a landlord and a tenant that sets the basic rules for housing in a rented apartment. It can be written, oral or implied. The amount of notice a landlord must give to a tenant depends first of all on the reason for the termination and whether the contract has a regular or temporary term. Resident of the rental unit In addition to the tenant and any increase in the tenant`s family by marriage, birth or adoption during the lease, only the following persons can occupy the rental unit: 7.
